SPECIALTY WORK STARTS WITH THE DIAGNOSIS

Why the Same Cleaning Method Does Not Belong on Every Surface

Exterior cleaning is not simply a choice between “more pressure” and “less pressure.” The correct process depends on what the surface is made from, what is growing or bonded to it, how long the contamination has been present, and what surrounds the work area. Asphalt shingles, painted metal, brick mortar, solar-panel glass, concrete block, vinyl siding, and sealed concrete can react very differently to pressure, heat, detergents, and dwell time.

Before recommending a specialty service, CoKo’s considers the material, coating condition, drainage, landscaping, pedestrian traffic, electrical equipment, access, and the customer’s desired outcome. A treatment that works well on uncoated concrete may be inappropriate for shingles or painted siding. Graffiti on porous block may require a different approach than marker on painted metal. Solar panels need gentle, panel-appropriate agitation rather than the aggressive force used for hard flatwork.

This surface-first approach helps protect the property while still producing the strongest reasonable result. It also gives customers realistic expectations. Some contamination can be removed in one treatment. Older paint, oxidation, deeply absorbed graffiti, failing coatings, or permanent staining may improve substantially without disappearing completely. When a test area is useful, we explain why before moving forward.

OUR SPECIALTY CLEANING PROCESS

A Clear Plan From First Message to Final Walkthrough

01 • SEND THE DETAILS

Text Photos or Use the Form

Send the property address, surface, problem, approximate size, access notes, and several clear photographs. This lets us begin evaluating the job without forcing you into a phone call.

02 • SURFACE REVIEW

We Match the Method

We consider the substrate, contamination, nearby plants and equipment, water access, runoff, safety, and whether a test area or on-site visit is appropriate.

03 • PROTECT AND CLEAN

Controlled Site Work

Work areas are prepared, nearby property is considered, and the selected soft-wash, heated-water, water-fed, or specialty process is performed methodically.

04 • REVIEW RESULTS

Final Quality Check

We review the cleaned area, discuss any permanent staining or coating limitations, and identify practical maintenance needs when ongoing service would help.

Built for Southeast Louisiana Conditions

Greater New Orleans properties deal with long humid seasons, frequent rain, heavy pollen, airborne dirt, shade, tropical weather, and fast organic regrowth. Roof slopes that receive limited sunlight can develop dark algae streaks. Commercial walls and sidewalks near busy roads collect soot and traffic film. Buildings near trees, canals, industrial corridors, and open water experience their own combinations of mildew, residue, insects, bird activity, and moisture.

That environment is why maintenance frequency cannot be reduced to one universal calendar. A sunny, open property may stay cleaner longer than a shaded building surrounded by mature oaks. A high-traffic restaurant, retail entrance, municipal facility, or apartment community may need more frequent attention than a low-use residential surface. CoKo’s can provide one-time cleaning or help property owners and managers identify practical recurring priorities.

Roof Soft Washing

Dark roof streaks are commonly associated with organic growth that thrives in humid conditions. On compatible asphalt shingles, the goal is to treat that growth with low pressure and allow the cleaning process to do the work. Roof appearance may continue improving after service as remaining organic residue releases naturally. We assess roof condition, pitch, access, gutters, downspouts, plants, and nearby surfaces before recommending service.

Solar Panel Cleaning

Dust, pollen, bird residue, environmental film, and mineral deposits can reduce the clean appearance of solar arrays and may interfere with light reaching the panel surface. The cleaning method must respect the glass, seals, frames, wiring, mounting system, roof or ground conditions, and manufacturer guidance. We use panel-appropriate equipment and evaluate whether access can be performed safely before accepting the project.

Graffiti Removal

Graffiti removal is a restoration problem, not just a pressure-washing problem. Paint and marker can penetrate porous masonry, cling to existing coatings, or leave a shadow after the strongest safe cleaning. Heat, specialty treatment, agitation, dwell time, and controlled rinsing may be combined according to the surface. Fast response can improve the chance of removal and helps businesses, property managers, and public agencies restore a professional appearance sooner.

Specialized Exterior Cleaning FAQs

What makes a cleaning service “specialized”?

Specialized work requires a method beyond ordinary surface pressure washing. The surface, stain, coating, runoff, access, and risk determine the equipment and cleaning solution used.

Do you pressure wash asphalt shingle roofs?

We typically use a low-pressure soft-wash approach on compatible asphalt shingles. High pressure can damage shingles and is not our default roof-cleaning method.

Can you clean commercial solar panels?

Yes. We clean accessible commercial and residential solar arrays using panel-appropriate tools. We assess access, water conditions, mounting, and site safety before scheduling.

Can all graffiti be completely removed?

Results depend on the paint or marker, how long it has been present, and the underlying surface. A test area helps determine the safest effective treatment and whether shadowing may remain.

Do you serve commercial and government properties?

Yes. CoKo’s serves residential, commercial, industrial, municipal, and government clients across Southeast Louisiana and the Gulf Coast.

Are you insured?

Yes. CoKo’s is fully insured and has served the region since 2003.

What areas do you serve?

We serve the Greater New Orleans region and communities across Southeast Louisiana, including work from Slidell to Baton Rouge, Covington to Houma, and beyond depending on project scope.

Questions before you book

What should I include when texting about Specialized Exterior Cleaning Services?

Start with your property address, the areas you want cleaned and a few clear photos. Mention surface materials, existing damage and access restrictions so the request can be assessed.

How do I choose the right exterior cleaning service?

Describe the surface and the problem rather than selecting a method yourself. Photos help distinguish organic buildup from stains, deterioration or damage that may require a different solution.

Can I request a written cleaning scope?

Yes. Ask which surfaces, treatments and preparation steps are included before approving an estimate. A clear scope helps you compare options and understand the expected result.

What if my property needs several areas cleaned?

Include all the areas in one message and label your photos. The work can be reviewed together, with any access, material or scheduling differences explained in the estimate.

How do I start a text-message estimate?

Text CoKo’s at (504) 296-9696 with your address, the areas you want cleaned and wide and close-up photos. Include useful access details so we can review your request.

Can I request a quote online instead?

Yes. Use the quote page to start your request online. You can also text photos and any details that are easier to show than describe.

Is an initial price the same as a confirmed cleaning scope?

Ask what the estimate includes and whether the property needs an in-person assessment. Surface condition, access and the actual work required can affect the final scope and price.

Do I need to know whether I need soft washing or pressure washing?

No. Share the material and photos of the buildup. The cleaning approach should be chosen for the surface and its condition rather than using one method for every area.

What property details can affect an estimate?

The area to clean, material, buildup, height, access, water availability and special stain treatment can affect the scope. Include these details when you request an estimate.

Should I report existing damage before cleaning?

Yes. Mention loose paint, damaged seals, cracked surfaces, leaks and previous repairs. Clear photos help identify limitations before work is scheduled.

How do I confirm whether my address is in the service area?

Text the property address or check the service-area directory. Confirm availability for your specific location before making scheduling arrangements.

When will my cleaning appointment be confirmed?

An appointment is confirmed after the work, access requirements and available date are agreed. Sending an estimate request does not automatically book a visit.

Send your address. Show us what needs cleaning.

Text your address, a wide photo and a close-up of the buildup. We’ll review the surfaces and discuss your cleaning options.
